Replacement is worth pricing when
- The furnace is 15 years or older. That's the age where ENERGY STAR suggests considering a replacement.
- It needs repairs every season, or one big repair is on the table.
- Rooms heat unevenly, or your gas bills keep climbing.
- A technician finds a cracked heat exchanger or a carbon monoxide risk. Don't run the furnace until it's checked.
A repair can still make sense when
- The furnace is well under 15 years old.
- One part failed, such as an igniter, flame sensor or blower motor.
- The repair price is small next to a new unit.
- The house heated evenly until now.
What a new furnace costs.
Ranges from HomeGuide and CBS News (2026). Actual prices vary by home, equipment and company, and every company sets its own price. Always get a written quote. How we source prices.
What moves the price
- Efficiency. An 80% AFUE furnace vents through a metal flue. A 90%+ furnace needs plastic (PVC) vent pipes and a drain, which can add labor.
- Size. The right size comes from a heat-loss calculation of your home, not from the old label.
- Blower type. Single-stage, two-stage and variable-speed furnaces differ in comfort, noise and price.
- Ductwork and venting. Changes to ducts, a new flue liner or relocating the unit add cost.
- Permit and removal. Many cities require a mechanical permit. Ask if it's in the quote.
Manufacturers announced parts and equipment price increases of 5–15% in September 2026 (ACHR News), so a quote from last spring may not hold.
80% or 95% AFUE?
AFUE is the share of the gas you pay for that turns into heat in your home. A 95% AFUE furnace turns about 95 cents of every gas dollar into heat; an 80% furnace turns about 80 cents.
In a cold climate, a high-efficiency furnace runs many hours a year, so the savings add up faster than in a mild climate. It costs more up front, and older homes sometimes need venting changes to fit one. Ask the company to price both so you can compare.
Questions to ask every installer
- What size furnace do I need, and how did you calculate it?
- What's included: permit, removal, thermostat, filter cabinet?
- What's the parts warranty, and what labor warranty do you add?
- Which utility rebates apply to this model?
- How long will we be without heat on install day?

Questions before you call.
How long does a furnace replacement take?
A straight swap of a similar furnace often takes one day. Venting changes, ductwork or moving the unit can add time. Ask the company for its plan for keeping the house warm if the job runs long.
Is there a tax credit for a new furnace or heat pump in 2026?
The federal Energy Efficient Home Improvement Credit (25C) ended for equipment installed after December 31, 2025, so 2026 installs don't qualify. Many gas and electric utilities still run rebate programs with their own rules. Ask the company you speak with which utility rebates apply to your home.
Can I finance a new system?
Many local heating and cooling companies offer financing through their lending partners. Ask them for the terms, including the interest rate and total cost, and compare before you sign.
Do I need a permit?
Many cities require a mechanical permit for a new furnace. The installer usually pulls it. Ask whether the permit is included in the quote.
Is my call recorded?
Yes, calls may be recorded for quality and connected to a service provider. You'll hear a notice at the start of the call. See our privacy policy.
How do I check a company before hiring?
Ask for proof of license and insurance and a written, itemized quote before work starts. Licensing rules differ by city and state. You can also check reviews and your state or city licensing lookup.
