Boilers and radiators in older homes.
Many older homes heat with a boiler and cast-iron radiators. Hot-water boilers circulate water through the radiators; steam boilers send steam up through the pipes.
High-efficiency condensing boilers work with many hot-water systems. Steam systems are usually replaced with another steam boiler. The company should look at your piping and venting before quoting either one.
Repair or replace your boiler?
Replacement is worth pricing when
- The boiler is 15 years or older, the age ENERGY STAR uses.
- It leaks, or the same part keeps failing.
- Some radiators stay cold while others overheat, even after bleeding and balancing.
A repair can still make sense when
- The boiler is younger and the problem is one part, such as a circulator pump, valve or igniter.
- Banging pipes on a steam system, which often come from piping pitch or water level, not the boiler itself.
No heat from the radiators?
- Check the thermostat is set to Heat and the setpoint is above room temperature.
- Check the boiler's power switch and the circuit breaker.
- Don't open the burner area or try to relight it yourself.
Smell gas, or a carbon monoxide alarm is sounding? Leave the house now and call your gas utility or 911 from outside. Don't flip switches or try to restart the furnace.
Boiler prices vary more than furnace prices because piping and venting differ from home to home. Get two or three written quotes.

Questions before you call.
Can a boiler be replaced with a furnace?
It's possible, but it means adding ductwork, which is a much bigger job. Many owners of radiator-heated homes replace the boiler and add ductless mini-splits for cooling.
Is there a tax credit for a new furnace or heat pump in 2026?
The federal Energy Efficient Home Improvement Credit (25C) ended for equipment installed after December 31, 2025, so 2026 installs don't qualify. Many gas and electric utilities still run rebate programs with their own rules. Ask the company you speak with which utility rebates apply to your home.
Can I finance a new system?
Many local heating and cooling companies offer financing through their lending partners. Ask them for the terms, including the interest rate and total cost, and compare before you sign.
Do repair visits cost money?
Many companies charge a diagnostic or trip fee for a repair visit, and some charge more for nights or weekends. Ask about fees when you're connected, and ask whether the repair price is fixed before any work starts.
Is the call free?
Yes. Calling Heat & Air 365 is free and you don't have to hire anyone. If you choose to work with a company, you pay that company directly for its work.
